How’s The Market?

It's probably the question we're asked most often:

"How's the market?"

The truth is, there isn't one simple answer. Real estate can vary dramatically from one neighborhood to the next—and sometimes even from one street to the next. Different price points, school districts, home styles, and buyer pools all create their own unique micro-markets. What we are seeing consistently, however, is that sellers who properly prepare their homes before listing are being rewarded.

A recent sale in Little Forest Hills is a perfect example. Our clients—who also happen to be longtime friends—owned one of the neighborhood's original cottages. They had lovingly cared for the home for years, but after serving as a rental property for nearly three years, it needed some attention before it was ready for the market. When we walked through the house together, we could immediately see its potential. The charm was there, but it needed some polish to help today's buyers see what made it special. We recommended a handful of updates, including new flooring, fresh paint, landscaping improvements, a deep cleaning, and staging.The total investment was about $10,000.

That's not an easy check to write before selling a home, and understandably there was some hesitation. But after discussing the options, our sellers decided to trust the process.

The result? Multiple offers the first weekend and a contract above asking price. What makes the story even more interesting is what happened afterward. Since going under contract, we've received calls from several agents with nearby listings asking the same question: What did you do differently? The level of interest and activity this home attracted in such a short period of time generated a lot of attention among local agents and reinforced something we talk about often:

Preparation matters.

Today's buyers aren't looking for projects the way they were a few years ago. They want homes that feel cared for, move-in ready, and easy to envision themselves living in. That's why we spend so much time helping sellers prepare before a home ever hits the market. The right improvements, strategic pricing, and thoughtful presentation can make a significant difference in both the level of interest and the final result.
